Tenants come to CFMG to receive personable and professional services, prompt answers to their questions, and assistance with relocation needs. CFMG staff always greets you with a smile, and when the telephone rings there is someone available to answer the call. If you must leave a voice message, know that your call will be returned promptly.
Application Process
Interested parties must first drive by the property address to view the property’s location prior to scheduling an appointment to view the interior with a licensed CFMG agent. This process is enforced to make certain the property’s curb appeal, neighborhood, and surrounding area fits your specific need. Once the interior has been viewed, one application will be required for each adult 18 years or older who will reside at the property. There will be a non-refundable application processing fee collected for each application submitted. Occupancy standards will be enforced.
Lease Terms
Typically CFMG will offer a 12-month lease term to start each new tenancy. Other terms (6-month or month-to-month) will be considered upon request. CFMG uses a lease agreement that is compliant with all laws, including those set forth by the real estate commission and all fair housing laws as well as state laws.
Pet Policy
CFMG has a strict pet policy for those properties advertised as “pet friendly.” Generally the breed, age, and temperament of each pet will be evaluated for compatibility with the property. Pets must be at least 24 months in age to first be considered and must meet the criteria set by the homeowner’s insurance policy regarding restricted breeds. Additionally a valid pet license (county issued) and up-to-date shot record from the pet’s vet must be presented for each approved pet. Finally CFMG will collect a pet deposit and a signed pet agreement will be required for each approved pet.
Annual Property Inspection
CFMG inspects the interior and exterior of each property on at least an annual basis to ensure the property is being well maintained by the tenant. Each inspection will be completed by a qualified agent who will report any issues that need to be addressed. Annual inspections serve as tools to monitor and report deferred maintenance issues with the property’s plumbing, furnace, water heater, fencing, air conditioner and other appliances.
Repairs and Maintenance
CFMG tenants have peace of mind knowing the office will respond promptly to all maintenance requests. Vendors dispatched to the property to perform necessary repairs are licensed, insured vendors who have flexible schedules to accommodate you. Appointments are pre-scheduled for a date and time that works with your schedule and availability. Tenant (or tenant’s representative) must be present at all times.
